Why this report exists

Most “search demand” studies in the home-services marketing niche compile third-party estimates from keyword tools. This one does not. Zainfy operates more than 100 city and service pages across Georgia, Florida and Michigan, all pointed at one audience: home remodeling and construction contractors. That footprint produces something keyword tools cannot: measured, first-party Search Console data showing what this market actually types into Google.

This report covers a 3-month window (late April through late July 2026), with a 28-day cut to show momentum. It is year-stamped and will be refreshed annually.

Methodology in one paragraph: query-level demand data comes from Google Search Console for zainfy.us — 591 distinct queries measured across 100+ remodeling-market pages in three states, exported July 29, 2026, in two windows (3-month and 28-day). Homeowner-side search volumes are from Ahrefs (US, monthly, retrieved July 2026). Construction-market context is from the U.S. Census Bureau via FRED. Client results cited later are from the clients’ own Search Console accounts, with screenshots published in the linked case studies.

The market behind the demand

Three numbers set the scale of what remodeling contractors are competing for in 2026:

  • The US remodeling industry is a $175.4 billion market in 2026 (IBISWorld).
  • There are roughly 704,000 remodeling businesses competing in it (IBISWorld) — visibility, not capability, is what separates them online.
  • NAHB projects residential remodeling activity to grow another 3% in 2026 and 2% in 2027, in inflation-adjusted terms.

The homeowner side: over 230,000 US searches a month for the core remodeling cluster

Two readings matter for a contractor. First, the money terms are expensive to rent: “siding contractors” costs $5.00 per click in ads and “remodeling contractors near me” costs $4.00 — organic visibility on these terms replaces a recurring ad bill. Second, “bathroom remodel” alone carries 115,000 US searches a month at a Keyword Difficulty of just 19 — homeowner-side demand is enormous relative to how hard the terms are to rank for. Finding 1 — When contractors go looking for marketing help, they search for SEO first. It is not close.

Web design produces almost as many distinct query variations as SEO but only a third of SEO’s demand share. The interpretation for a contractor deciding where a marketing budget goes: the crowd of contractors comparing providers right now is overwhelmingly comparing SEO providers.

Finding 2 — “Remodeler” is the identity that searches. Trade-specific identities barely do.

Contractors search as “remodelers” — not as “kitchen contractors” or “bath remodel specialists” — when they look for marketing help. One outlier is worth attention: “siding company seo” out-pulled every kitchen-specific marketing query combined. Siding-focused demand is real and almost nobody is building content for it.

Finding 3 — The demand is long-tail, and the winners will be pages, not homepages.

The top of the query table is not “marketing agency.” It is a cluster of specific, provider-seeking long-tails:

Across the market, this demand currently resolves deep in the results — pages five, six and seven — for nearly everyone competing on it. The market is asking a precise question and mostly getting generic answers. That is the entire opportunity in this niche in 2026.

Finding 4 — Georgia is the largest B2B demand market of the three states, by a wide margin.

Georgia generates roughly 2x Florida’s and 3x Michigan’s contractor-marketing search volume in this dataset. Within Georgia, demand is not confined to Atlanta: Smyrna, Gainesville, Valdosta and Augusta all surface as query cities, and the small-metro pages in this dataset consistently rank several pages ahead of the big-metro ones. Smaller metros are winnable; the biggest metro is a long campaign.

Finding 5 — Demand is accelerating right now.

The last 28 days carry 77% of the full 3-month demand volume — July alone is running at roughly triple the June rate. Individual accelerators:

Seasonal context from public data: new-construction permits confirm the three states are on different clocks. Georgia permits climbed from 3,357 (Nov 2025) to 5,261 (Mar 2026) into the spring season (U.S. Census Bureau via FRED, GABPPRIV). Michigan shows the sharpest spring surge of the three: 1,238 permits in January 2026 to 2,252 by June — an 82% ramp that mirrors the March–June remodel window Michigan contractors plan around (FRED, MIBPPRIV). Florida runs year-round at far higher volume (13,629 permits in June 2026 alone — more than double Georgia and six times Michigan; FRED, FLBPPRIV), with H1 2026 new-construction permits at 76,941, down from 94,453 in H1 2025 — a cooling new-build market that historically pushes more contractor capacity and homeowner budgets toward remodeling. The NOAA Atlantic hurricane season (June 1 – November 30) then shifts Florida demand toward hardening and repair work in the second half.

Three states, three clocks: what each market runs on

The permit curves above show when demand moves. State economics show why — and each of the three states runs on a different engine.

Georgia: a 6x spread inside one state

Georgia’s remodeling economics stretch from a $136,600 median home value in Albany to $789,000 in Milton (U.S. Census Bureau ACS) — a near-6x spread that makes “Georgia strategy” a contradiction in terms. Mid-size markets add their own engines: Macon-Bibb logged only 154 residential permits in 2024 against 71,955 existing housing units (FRED, BPPRIV013021) — a market that remodels because it barely builds — while Robins AFB (~22,000 personnel) and Moody AFB (6,500+) put two military relocation cycles behind Middle and South Georgia demand. Florida: two seasons, neither of them quiet

Florida’s year splits in two. October through April, the snowbird influx concentrates homeowner attention — and remodel planning — in coastal metros. June through November, the NOAA Atlantic hurricane season redirects demand toward hardening, repair and rebuild work. Layer the cooling new-build market on top (H1 2026 permits down from 94,453 to 76,941 year over year; FRED, FLBPPRIV) and contractor capacity is shifting toward remodeling on both clocks at once. Michigan: the sharpest season and the fastest-compounding proof

Michigan compresses its remodeling year into the March–June window that follows winter — the 82% January-to-June permit ramp in Finding 5 is the demand side of it. The supply side compounds just as fast when visibility work lands: the Flint engagement in Finding 6 grew its site from domain rating 5 to 17 with 578 backlinks and 163 referring domains inside the same four-month window the rankings moved (client-owned account data).   1. Check your own Search Console before believing any agency’s report — the queries above are what your competitors’ marketers are measured against.
  2. If you serve a mid-size metro (Macon, Valdosta, Augusta, Flint, Ocala), city-specific pages are the fastest path — the ranking bar is measurably lower than in Atlanta, Tampa or Detroit.
  3. If you are a siding contractor: the search lane is unusually open.
